The day you receive the keys to your new home at Meridian should be one of the most memorable and exciting times of your life! To help make that happen, here are a few important things to remember leading up to the settlement of your land.

1. Buying your land

When building your dream home at Meridian, there are two important contracts:

  • One for purchasing your land, and
  • Another for building your home.

You’ll need to officially own the land before construction can begin.

Your land contract will be with the developer, Brown Property Group, who will prepare your land with all the essential services and connections your future home will need. You’ll be notified as that important work nears completion, so you’ll have time to get organised before settlement day.

By now, you should have your finance pre-approved and received legal advice from a licensed conveyancer. It’s time to contact them again—your conveyancer will work with the developer and your lender to help ensure a smooth and timely settlement.

Before settlement, a couple of key inspections will take place:

  • Your lender will arrange a valuation to confirm the land value aligns with your loan.
  • Your builder will conduct soil testing to determine the right slab and footing design for your home.

On settlement day, your conveyancer, lender, and the developer will finalise payment and complete the transfer of ownership. Once you receive your Certificate of Title, the land is officially yours!

2. Buying your home

Well before the settlement of your land, you should have chosen a builder and home design so you can start building straight away, subject to your builder’s availability and schedule site start dates. It may take about 8-10 weeks, or, depending on multiple factors, it could be six months from the time you settle on your land to the time you start building, depending on multiple factors. The sooner you get started, the faster you’ll be able to build.

All home and landscape designs must comply with the Meridian Design Guidelines, created to uphold the quality and character of the entire community. These guidelines ensure that every home contributes to a beautiful and cohesive streetscape.

Once your land has settled, it’s your responsibility to keep the block secure and clean. We recommend installing temporary fencing to protect the site until construction begins.

Watching your new home take shape is one of the most exciting parts of the journey! Once construction is complete, you’ll conduct a final inspection with your builder to check that everything has been finished to the agreed standard and in line with your contract.
